Falcons 11
The Falcons building has 18 units is located at the top of the West Hill Community at Smugglers’ Notch Resort. It is one of the premium buildings and locations in the resort with spectacular sunsets and views.
Falcons 11 is a 2 Bedroom 2 Bath Condominium that sleeps up to 8 people. The Falcons building has both 2 and 3 bedroom units and is located in the West Hill Community of Smugglers’ Notch resort and boasts some of the best amenities:
The only handicap accessible unit in the building (Easy unloading and loading of luggage and groceries)
The only unit with a private, fenced, gated, courtyard
Ski-in/Ski-out (Very close to ski lockers)
EV charging right across the parking lot (Falcons owners and guests receive discounts)

The Falcons building is undergoing a renovation refresh. Falcons 11 was the first unit in the building to have completed the renovation which includes an all new master bathroom, new tile in both bathrooms and the kitchen, all new paint, new TVs, new lighting and many other touches.

Each Falcons unit has 3 1/3 owners split into A, B, and C shares.
A shares have 5 Winter and 3 Summer ‘fixed’ weeks.
B shares have 4 Winter and 4 Summer ‘fixed’ weeks.
C shares have 5 Winter and 4 Summer ‘fixed’ weeks.
All have 8 ‘float’ weeks in shoulder seasons.

Rental income opportunities are available when owners are not using their vacation homes to help defray the expenses. There are a number of rentals already booked for early 2026. A new owner would have the choice to receive the rental income or cancel the reservations to use it themselves.

Falcons owners each have private homeowner closets to store personal items while away from their Vermont getaway.
Maintenance fees for 2026 are approximately $2,900 per quarter. The budget is set and monitored by an HOA board of owners elected by the members. Fees have remained below the level of inflation and Falcons has never had a special assessment.

Smugglers’ Notch Resort is the rental agent for Falcons 11. We are just trying to do some additional promotion to help defray some of our costs. When we receive your information we will pass it on to their reservations team. As a result, you will be offered a discount of 20%!
Rates are set by the resort and vary greatly by days of week, seasons, and holidays.
